1. Provisional Allotment. This application is for provisional allotment only, subject to acceptance by the Developer. Confirmation is upon realization of booking amount and issuance of Allotment Letter.
2. Non-Refundable Booking Amount. 1% of Total Sale Consideration paid as booking amount is strictly non-refundable. It stands forfeited on cancellation, documentation delay, loan rejection, payment default, non-execution of Agreement for Sale, or breach of booking terms.
3. Documentation Timelines. KYC documents must be submitted within 21 days. Agreement for Sale to be executed within 30 days of booking.
4. Payment Terms. Construction Linked Payment Plan applies. Every demand must be cleared within 15 days of demand notice. Delayed payments attract interest as prescribed under Karnataka RERA. Developer reserves right to cancel allotment on default.
5. Home Loan & Financing. Project is approved by major banks including SBI; financing is associated with ICICI. Home loan to be obtained through approved lenders unless otherwise permitted. Loan sanction/disbursement delay is treated as Applicant delay.
6. Cashback / Offers. Any cashback, special pricing, or assured benefit is conditional on timely compliance of all obligations. Default or delay may withdraw such benefits.
7. RERA Compliance. Applicant agrees to abide by all RERA provisions including delayed payment obligations and confirms having independently verified project approvals and specifications.
8. Force Majeure. Possession timelines are subject to force majeure events including government restrictions, approval delays, labour shortages, pandemics, natural calamities and events beyond Developer's control.
9. Digital Consent. Applicant consents to receive calls, SMS, WhatsApp, emails and digital communications. Electronic communication is valid service of notice.
10. Governing Law. All disputes subject to Bengaluru jurisdiction. Governed by RERA Act, Karnataka RERA Rules and applicable laws.
